What sets Johnson Ranch apart
Listing sites describe Johnson Ranch as a community of dozens of sub-neighborhoods, with an 18-hole golf course at its center that sources now name San Tan Highlands Golf Club. Sales listings add parks, paths and a recreation center with pools. Most houses date from the very end of the 1990s through the mid-2010s, although the sources we checked give slightly different ranges.
For a landlord the age mix is the key detail. The earliest houses are now at the stage where roofs, cooling systems and water heaters come due, and tenants notice. Newer sections may still look nearly move-in ready. A buyer prices the two differently, and so do we. The how-it-works page shows how those details feed into an offer.

Many sub-neighborhoods
Prices and rules differ by section, so the specific street matters.
Two school districts
Public descriptions place parts of the community in Florence Unified and parts in J. O. Combs Unified. Families renting here often ask which one covers the street.
An age-qualified section
Solera is a separate age-qualified section inside the community. Its age rules can limit who may buy and who may live in the house, so read them before assuming a lease or a sale is simple.
Dues, rules and what a landlord should check
Expect two layers of governance in much of Johnson Ranch: a community-wide association plus a smaller one for the sub-neighborhood. A listing we saw quoted the big one by the quarter, while other sections quoted monthly amounts that varied a great deal. Those numbers were scraped from sales listings, not issued by an association, so confirm yours directly. The dues schedule matters to a landlord because tenants rarely see it but owners always do.
Check the governing documents for leasing language, tenant registration and parking rules. If you are behind on dues or have a violation notice, tell us. Resale paperwork under Arizona law is prepared by the association, and any balance is settled at closing. For examples of tenant situations we have a full situations page that may mirror yours.
Master and sub-associations
Two layers of rules in many sections. Ask which ones apply to your address.
Golf and amenity access
Ask whether access transfers with the home. It can differ by section.
Open violations
Disclose them. A closed notice is easier to price than a surprise.

Amenities buyers and tenants ask about
Marketing copy for the community talks about several pools, tennis and pickleball courts, disc golf, ponds and playgrounds. One listing also describes a shorter practice course as a perk for residents, but the details conflict from source to source, so ask what your own dues really include. A rental near a park or green belt tends to show better than one beside a busy street.
That matters if you are deciding between keeping the house and selling. A well-located unit with a reliable tenant may be worth holding, and a tired one on a busy road may not. Either way, the cash offer page explains the two routes we can offer.

Ponds and trails
Popular with tenants, and also tied to landscaping rules your association enforces.
Pools and courts
Shared amenities that renters value. Dues cover their upkeep.

Quick answers
Does the golf course affect rental value?
Public descriptions suggest it is a draw for some tenants. We price the specific house, not the course.
I own in Solera. Can you buy?
Age rules may limit who can buy. Tell us the address and we will say whether it is possible.
Which HOA do I belong to?
Check your closing documents or your annual statement. It may be a master and a sub-association.
