Questions landlords ask before selling a rental
Rental owners ask the same handful of questions before they send us an address. Here they are, answered without jargon. If yours is missing, the contact page reaches us.
- Leased or vacant, send it
- We buy direct, we do not list
- Offer in writing first
- Closed by an Arizona title company
Tenants and leases
Start here if someone lives in the house. For the full walkthrough, see the how-it-works page and the situations page.
Can you buy a house that has a tenant in it?
Yes. We buy leased houses, month-to-month houses and vacant ones. The lease is read and built into the offer.
Does my tenant have to move out?
No. A lease generally continues after a sale and the new owner takes the landlord's place. If a tenant plans to leave at the end of the term, nothing about our purchase changes that.
What happens to the security deposit?
It is accounted for on the closing paperwork so the new owner is not left without it. Arizona law sets rules for deposits, so ask an attorney about your specific lease.
Will you tell my tenant I am selling?
Visits need proper notice, so the tenant will be informed through you at the right time. The new owner introduces itself after closing.
What if my tenant refuses a visit?
Tenants have rights to notice and quiet enjoyment, and we respect them. If a visit cannot be arranged, we can sometimes work from photos and your description and adjust the offer, or wait until the lease ends.
Can I sell while the lease is month to month?
Yes. A month-to-month tenancy is easier to plan around than a long fixed term, because either side can usually end it with notice under Arizona rules. Ask an attorney about the notice that applies to you.

Still have a question about your rental?
Ask it here with the address. We will answer or say we cannot.
Rent, repairs and condition
Condition and payment history move the price more than anything else. Our cash offer page explains how we treat both.
My tenant is behind on rent. Can I still sell?
Yes. Tell us how much is owed and for how long. It affects the offer, but it does not stop the sale.
Do I need to fix anything before you look?
No. We buy as is. Please do not spend money on repairs for us.
Should I clean the house for the visit?
If the tenant lives there, no. We are looking at the bones of the house, not the housekeeping. If it is vacant, leave it as it is.
The roof, air conditioning and water heater are all old. Is that a problem?
It is common here and we price it. A direct buyer sees an old system as a line in the math, not a reason to walk away.

Loans, cash and takeovers
Both routes are compared on one page, and an attorney should look at either one.
Can you take over my loan payments instead of paying off the mortgage?
Sometimes. It depends on your loan paperwork and on an attorney's review. We only propose it when it can be documented properly.
What if I owe more than the house is worth?
Send the numbers. Cash may not work, and a takeover may or may not. We will tell you honestly.
Do you charge me anything?
No fee to ask for an offer. Closing costs, if any, are listed in writing before you sign.
Can I keep part of the rent while a takeover is in place?
That is a deal term to settle in writing with an attorney. Do not assume anything about rent or deposits until the paperwork says it.
Taxes and professionals
Nothing here is tax or legal advice. These are pointers on who to ask.
Will I owe tax on depreciation?
That is a question for your CPA or tax attorney. Depreciation taken on a rental can matter when it is sold, and we cannot calculate it for you.
Can I do a 1031 exchange?
Possibly. A like-kind exchange has strict deadlines and needs a qualified intermediary before closing. Ask your tax professional first and tell us your dates.
Do I need an attorney?
We encourage one, especially for a loan payment takeover. We are the buyer, not your lawyer.
When should I talk to my tax professional?
Before you sign a contract, not after. A CPA can tell you what the sale may mean for your return and whether a deadline or an exchange needs planning first.
Do you give tax or legal advice?
No. We can explain how our offer works and what documents a title company will want. Anything about your own taxes, lease rights or loan is for a qualified professional who knows your file.
About the sale itself
A few practical points. More detail on each step lives on the process page and our San Tan Valley overview.
Who closes the sale?
A local Arizona title company handles the money, the deed and the settlement statement.
Do you list my house?
No. We are a direct buyer. Nothing is posted and there is no sign in the yard because of us.
Where do you buy?
San Tan Valley, Arizona, mainly ZIP codes 85140, 85143 and 85144.
What if I am out of state?
Much of the sale can be handled by phone and email, and signing can often be arranged remotely. The title company confirms what is possible for your documents.
Is there any obligation if I send my address?
None. A first look is free, and you can say no to the number, the dates or the whole idea. Read more on our about page or start from the contact page.
